Why visitor parking goes wrong
Visitor spaces are scarce, so they get abused. The rules an HOA can set
- Time limits. A maximum number of nights per month, or a 24–72 hour pass window, set in the governing documents and posted on signs.
- Pass caps per unit. Limit how many guest passes each unit can issue in a period to prevent residents from gaming the system.
- Designated visitor zones. Clearly marked visitor-only spaces, separate from resident and reserved parking.
- Escalation. Citation for a first violation; towing for fire lanes, reserved spaces and repeat offenders — subject to your state and local towing laws.
